Q: Where is this property?
A:This property is in Preston County in the the Fellowsville area (Reno District) near the Barbour/Preston County line. Exactly 1 hour from Morgantown, Fairmont, Clarksburg and Elkins. Half hour from Grafton and about 35 minutes from Phillipi and Kingwood.

Q: Does it have any road frontage? Tell me about the stream, how wide and deep and does it ever dry up. How fast moving? Does the stream run through it or border the property? Can a pond be dug out and fed by the stream?
A: There is road frontage and I am pretty sure you could create a strem fed pond. There are actually 2 streams in the field and – now that I think about it a third in the woods closer to the road. My husband considered damming the smaller stream for a small hydo electric system. The best place for a pond though would be in the field below the house. The stream runs pretty much through the middle and, honestly, the field gets pretty swampy if the season is particularly wet. We considered doing that when I was a kid, but never got around to it.
The stream has dried up in the past, but only during really heavy droughts. We’ve not had a drought over the last 10 years though. I’d say the stream flows at a fairly quick pace. Not rapids or anything, but nice and steady.

Q: Can you describe the lay of the land? Pasture, wooded, steep, valley, etc.
A: The property layout is probably best described as a valley. If you are looking at the valley from the road, you’d see the house at the end of a long driveway on the right side on the lower part of the hill. On the left are woods going up the hill (there is also a rather neglected shed). In the middle is a field with a stream running through the middle. At the end of the field are more trees. Above the house the hill is overgrown – mostly with blackberry bushes. The hill is fairly steep, but there is a road going to the top (need a 4 WD to get up it though). About midway up, there is a cleared knoll (that used to be home to a cabin). The view from the knoll is fantastic and a really nice place to camp or stargaze. My husband and I considered building a house there. On up the hill is a long field. It is also getting overgrown with blackberries, but it is also a great place to camp.

Q: Does the property include subsurface rights?
A: No. It is my understanding that most of the farmers in the area sold the subsurface rights around the beginning of the 20th century.
